In particular, it has been and continues to be a popular method of financing for the purchase and sale of properties in the higher price ranges.

The term “syndication” is a descriptive term for an organization or combination of investors pooling capital (private savings) for investment in real estate. Principally the form of organization of the syndication determines the responsibility, obligation and relationship of the syndicator to the investment group and the investors to each other.

This presents a great opportunity, when confronted with a real estate property, which typically cannot be handled by a single purchaser, then, a pooling of capital (private savings) from a group of individuals provides the funds necessary to consummate the purchase which than in turn provides smaller investors with a stake in an investment property and the buying power to get a great deal, continued passive income and profits on the eventual sale.

Typical real estate syndication combines the money of individual investors with the management of a CalRiviera, and has a three-phase cycle: origination (planning, acquiring property, satisfying registration and disclosure rules, and marketing); operation (CalRiviera would manages both the syndicate and the real property); and liquidation or completion (resale of the property also handled by CalRiviera).
